## Availability

- Product: Florida property intelligence — parcel, hazard, permit, and zoning (district, future land use, overlays, compiled district standards cited to the ordinance).
- Web app: public route exists; live account/report behavior is not asserted by this manifest.
- MCP resource: **enabled**. Canonical resource: https://mcp.propdocket.com/mcp
- OAuth 2.1: **enabled**. Setup steps for each client: https://propdocket.com/mcp.
- Per-organization API keys: **enabled**. Keys remain organization-bound, scoped, rotatable, and revocable.
- REST API: **gated**; no public credential or endpoint is advertised as live here while gated.
- x402: **disabled** until a facilitator, settlement path, and production availability are approved.
- No-code integrations: not available; Zapier, Make, and n8n are future integration targets.

## Data honesty

- Coverage is Florida-first. Source freshness varies by dataset and must be read from each response's provenance/source manifest.
- This manifest makes no universal daily-update claim.
- Reports are informational and do not replace a licensed professional, official determination, or permit/zoning approval.

## MCP contract

- Protocol target: MCP 2026-07-28, stateless Streamable HTTP.
- Required HTTP Accept: `application/json, text/event-stream` for JSON and event-stream responses.
- Protected-resource metadata: https://mcp.propdocket.com/.well-known/oauth-protected-resource/mcp
- Scopes: property:read, permit:read, zoning:read, sunbiz:read, feedback:write.
- The exact frozen compatibility tools are listed in `/api-docs`; additive Sunbiz, feedback, and zoning tools remain separately gated.
- No public aliases are advertised for additive zoning tools.
- Modern clients call `server/discover` for server name `propdocket`, protocol revision `2026-07-28`, and implemented capabilities. Current 2025-era clients use `initialize` through a per-request stateless compatibility path. Every protected request is independently authenticated.
